When is An Appraisal Panel Resolution Needed?

If the two appraisers are unable to reach an agreement, a neutral umpire is appointed. Together, the property owner’s appraiser, the insurance carrier’s appraiser, and the umpire make up the appraisal panel. All communication and correspondence during the process must include all three panel members. If discussions occur outside this format, the award could be invalidated due to improper (ex parte) communication.

The umpire’s role is to make a final determination on the scope and value of the damages. To finalize the appraisal, at least two of the three panel members must sign the award, making it binding on both the policyholder and the insurance company. The cost of the umpire’s fee is shared equally between both parties.
